Our Design & Delivery Process
CCC Engineering follows a structured six-stage approach — from initial briefing through to construction support.
Each stage relies on accurate, timely information to maintain quality, compliance and program certainty.
1. Briefing — Defining the Project
Purpose: Establish project scope, objectives and constraints.
What We Provide:
- Design questionnaire tailored to project type.
- Kick-off meeting to confirm scope and responsibilities.
- Review of existing documentation.
What You Need to Provide:
- Current architectural drawings (PDF + DWG).
- Project brief — building use, occupancy, special requirements, budget.
- Design program and deliverable schedule.
- Consultant contact list and coordination preferences.
If missing: Assumptions may be required, leading to redesign and coordination delays.
2. Concept Design — Establishing the Framework
Purpose: Identify system options and determine space, plant and performance requirements.
What We Provide:
- Concept system diagrams for review.
- Preliminary plant and riser layouts.
- Energy efficiency and code compliance summary.
What You Need to Provide:
- Architectural plans and sections with ceiling heights.
- Preferred system types or client preferences (e.g. gas vs. electric).
- Approval of design criteria.
If missing: Plant areas or service routes may be undersized, and budget accuracy is reduced.
3. Detailed Design — Developing the Solution
Purpose: Produce coordinated, compliant documentation ready for tender or construction.
What We Provide:
- Fully coordinated layouts with architecture and structure.
- Schedules, schematics and specification notes.
- NCC and AS/NZS compliance verification.
What You Need to Provide:
- Locked architectural and structural models (Revit/DWG).
- Final equipment selections or brand preferences.
- Feedback from consultants and client representatives.
If missing: Services may clash with structure or finishes, requiring rework or redesign.
4. Tender Issue — Ready for Pricing & Procurement
Purpose: Deliver documentation that contractors can price and build confidently.
What We Provide:
- Finalised, trade-ready drawings and schedules.
- Tender clarifications and RFI support.
- Design certification and compliance statements.
What You Need to Provide:
- Tender issue date and submission deadline.
- Preferred tender format (separate trades or combined services).
- Tender inclusions/exclusions or client instructions.
If missing: Tender responses may be inconsistent or unclear, increasing pricing risk.
5. Construction Issue — Issued for Build
Purpose: Provide IFC (Issued for Construction) documentation for on-site installation and certification.
What We Provide:
- Final coordinated IFC drawings incorporating tender feedback.
- Updated schedules and schematic diagrams.
- Compliance confirmation and revision tracking.
What You Need to Provide:
- Approved contractor selections and shop drawing markups (if any).
- Updated architectural and structural revisions (latest issue).
- Final scope confirmation and value management outcomes.
If missing: Inaccurate IFC drawings, uncoordinated installation, or delayed certification.
6. Construction Services — Support Through Delivery
Purpose: Provide ongoing design support during construction to ensure quality, compliance and performance.
What We Provide:
- Timely RFI responses and design clarifications.
- Site inspections and as-built review.
- Witness testing and commissioning assistance.
- Final compliance certification (where required).
What You Need to Provide:
- Construction program and key milestone dates.
- RFI coordination process and nominated contacts.
- Access to site for inspections and testing.
If missing: Delayed responses, testing issues, or non-compliance during final inspection.
